Why Delta Brokers

A broker that has sat on both sides of the table.

01 · Operators

Operators, not just brokers

We build and run companies inside the Greenridge group. We know what a buyer will scrutinize because we scrutinize it ourselves, and we prepare your business to hold up.

02 · Confidential

Confidential and compliant

We market on a no-names basis, qualify buyers first, and gate financials behind an NDA. A securities attorney with 15 years inside the SEC and FINRA keeps every engagement clean.

03 · Statewide

Statewide reach, McAllen roots

Headquartered in McAllen and active across the Rio Grande Valley, Austin, San Antonio, Houston, and Dallas. Local relationships, statewide buyer network.

Why Delta Brokers

More buyers, more sellers, lower fees.

Buyer pool

The deepest buyer pool in South Texas

Private equity roll-ups and platform acquirers, family offices, search funds, SBA-backed operators, strategic buyers, and investors from Monterrey, Reynosa, and Matamoros. Your business goes to all of them, not just a listing site.

Seller pool

Off-market deal flow for buyers

We research every owner-operated business in a sector and run structured outbound campaigns to reach owners before they list. Buyers see deals nobody else is showing.

Underwriting

Every deal underwritten like a PE deal

Each engagement runs through Underridge, the underwriting platform our own engineers built: a cited valuation memo, a model, and the risks a buyer will find, before they find them.

Fees

Lower fees, nothing upfront

A flat 10% fee with a $10,000 minimum, sell-side or buy-side. No retainer, no monthly work fee. Many large brokerages charge 10% to 12% with $20,000 minimums.

One roof

Banking, legal, accounting, real estate

In-house counsel with SEC and FINRA experience, a private-equity CFO, licensed real estate, and engineering. Nothing gets referred out and lost.

Team

Twelve people, not one broker

Partners, deal operations, product, engineering, and legal, based in McAllen and bilingual. A real team works your deal every week until it closes.

How it works

Two clear paths, one disciplined process.

Sellers · 01

Value and prepare

We build a defensible valuation, clean up the financial story, and package the business for market on a confidential basis.

Sellers · 02

Market to qualified buyers

Sellers · 03

Negotiate and close

We manage offers, diligence, and closing mechanics so you keep running the business while the deal gets done.

Buyers · 01

Define the mandate

We map what you want to own: sector, size, geography, and return profile, then hunt on and off market.

Buyers · 02

Diligence with real muscle

In-house engineering, finance, and compliance pressure-test the business so you know exactly what you are buying.

Buyers · 03

Structure and acquire

We help structure the offer and shepherd it to funding, including deals where real property is part of the transaction.

It is led by co-founders Spencer Gareiss and Amy Herrera, both U.S. Army veterans, with partners in law, finance, and marketing and an in-house team in deal operations, product, engineering, and legal. Common questions about selling and buying in Texas

How do I sell a business in McAllen, Texas?
Start with a confidential valuation. Delta Brokers prepares your financials, positions the business, markets it discreetly to qualified buyers, and manages the process from letter of intent through closing. Based in McAllen, we work across the Rio Grande Valley and statewide.
What does a business broker cost?
Sell-side engagements are typically success-based, so the majority of the fee is earned only when your business sells. Exact terms depend on deal size and scope, and we put them in writing before any work begins. There are no guarantees of a sale or a specific price.
Will my sale stay confidential?
Yes. We market on a no-names basis, qualify buyers before disclosing details, and gate sensitive financials behind a non-disclosure agreement. Employees, customers, and competitors do not need to know a business is for sale.
Do you help buyers too?
Yes. We represent buyers on a search or acquisition mandate, source on and off-market targets across Texas, and run diligence with in-house engineering, finance, and compliance from the Greenridge group.
What kinds of businesses do you broker?
Lower-middle-market companies across Texas: healthcare, home and commercial services, manufacturing, food and beverage, logistics, automotive, distribution, and software. Deals often range from several hundred thousand to the low tens of millions in enterprise value.
